Providing circa 177,000sq ft of office accommodation, our recently completed fit-out at Eric Parry Architects RIBA award winning 4 Pancras Square is enabling our client, a globally recognised media company to relocate its 1,000 strong workforce along with a number of sister companies to this growing vibrant corner of London.

Working alongside fit-out architects McFarlane Latter our MEP Engineers supported to our client with technical advice during their lease negotiations, provided MEP fit-out design, support through the process of procuring a contractor and supervisor duties during the construction works.

Each of the buildings ten storeys of high-quality office space are fitted out to provide individual brand identity and sitting prominently at the end of the square with balconies at all levels plus a spectacular roof-top  garden, the building compliments the our client’s creativity.  Specialist spaces meeting the needs of our client’s media business include fully operational recording studio, edit suites, live rooms and a cinema space for upcoming release screenings.  A restaurant at the ground floor and dedicated cycle access leading to first class storage and changing facilities in the basement complete the facilities.

Our innovative lighting design is carefully coordinated with many other exposed to view high-level services.  A deliberately random non linear layout has been employed throughout to break-up large open plan spaces and blend with the buildings form.  Meeting rooms and break-out spaces have a variety of unique designs whilst still maintaining a consistent visual theme.

Displacement ventilation, delivered via a floor void, is an integral part of the low energy design and reduces substantially the volume of services on show. As part of the displacement ventilation design, Predicted Mean Vote calculations, undertaken using Computational Fluid Dynamics, optimise comfort conditions expected in the office space as an empirical fit to the human sensation of thermal comfort.
